Purchasing commercial real estate through networking

When looking to purchase commercial real estate, a large number of the available properties will never hit your local MLS. Often times, properties will be shopped around through a network of known buyers before they are made available to the public. In order to be one of the known buyers or prospective buyers who is contacted when the potential selling of the property becomes available, it is vital that you remain in constant contact with your Realtor as well as any other potential points of contact for the transaction. 

If a property has been listed on the MLS, it is likely that it has already been passed over by a large number of commercial real estate buyers in your city. Be sure to have a thorough inspection done on the property and if it is an existing business make sure to complete a financial audit on their books and understand all aspects of the business. Commercial real estate is very lucrative, but it is very much a game of who knows who where the richer get richer and those not in the know get left in the dust. Be sure to keep in contact with your local commercial Realtor and remember to get out and network!

Hi Susan, I once had a seasoned Commercial Real Estate broker ask us residential real estate agents why we list commercial listing in our MLS, since many of the Big Name Commercial Brokers do not use our MLS to post their listing. They use their own website, and now, I am beginning to see more show up on Loop Net.  It word of month with many of those Commercial brokers in my area too, especially the large shopping centers, malls, hotels, restaurants, etc.
