Are you selling your house?  If you even glanced at a TV or listened to the radio with all the bad news out there, you are probably dreading the idea of selling in this market.  What’s a homeowner to do?  Here’s a way for you to stand out and make sure your house looks its absolute best before it goes on the market.  What is it you ask?  STAGING. 

 

Yes, that’s right.  Now I know some of you watch HGTV and TLC and the other shows touting staging.  And no doubt you have liked some of the transformations and then others you are thinking does every transformation cost $2000?  Some of you may even be thinking it’s BUNK.  

Staging is house marketing.  Everything in today’s world is marketed. Why do you think Kellogg’s’ spends thousands of dollars to market a $3 box of cereal?  I know you are thinking but my realtor will do the marketing.  Well, that’s only half the tale.  True, they will take pictures, make a virtual tour and advertise in all the right areas, because that’s their job.  Here is where YOU come in.

To make sure your house looks better than the competition, and right now there is a lot of competition, your house has to look better and be marketed to the unknown buyer.  Why not have a professional stager come in and do a consultation to show you what features you should be highlighting, how to do it and talk to you about the areas of your home that may not be so attractive to potential buyers. 

Now, before you say “My house is perfect and I don’t need to change a thing.”  REMEMBER, your house is perfect for YOU, mostly because you have decorated it to your taste and it holds your memories.  While that’s wonderful for you, the unknown buyer may not have your taste and definitely doesn’t want to buy your memories; they want to make their OWN!

Consultations can vary but should run anywhere from $100 to $350 depending on your needs and what they are offering.  If you are not a do-it-yourself kind of person, they can even give you an estimate for what it would cost for them to come in and do everything for you.

Just a thought...

I personally feel more sellers would opt for staging if the staging companies offered to accept payment at closing just like inspectors, agents, and appraisers do in the transaction.  Sellers are already feeling the crunch of lowering home prices and longer sell times.  They are more likely to invest in something if they don't feel the additional financial pinch until the house settles.

Just a thought...

Mark, you bring up a valid and very hotly contested point (at least with the stagers).  I have had many conversations about this and what it usually comes down to is.... If a seller decides to paint his house before he puts it on the market, he pays the painter.  If a buyers puts in his contract that he will only purchase this house if it is painted or new carpet and seller agrees to it, the buyer will get an invoice and that will be submitted at the closing and it is paid for out of closing.  

I have yet to have a buyer that puts in his contract that he won't buy the house until it is Staged.  I wish they would.

I'm risking my neck here, but I provide a professional service.  When I take my car in for the repairs, if I want my car back I better pay.  If I have to put it on a credit card and pay finance charges, that is my cross to bear. 

I hope that doesn't sound harsh, it wasn't meant to, it was just to explain the perspective.

Sharon - I especially love the last line of your blog! And I absolutely believe that it is NOT necessary for Home Stagers to wait for payment until closing.  There are too many factors outside of a Stager's control that contribute to a successful (or unsuccessful) home sale.  Your points about paying car mechanics at the time of service is right on - same goes for plumbers, doctors, lawyers, landscapers, house cleaners etc.
