How do I get my home ready to sell? 
Part 1-Interior

With home prices on the rise you might be thinking about putting your house up for sale.  Here are things you can do on the inside to make your home more appealing:

* Evaluate the furniture in each room and remove anything that interrupts "the flow" or makes the room appear smaller. Consider renting a storage unit to move items off-site.


* Clean and organize cabinets, closets and bookshelves.


* Clean all light fixtures and ceiling fans.


* Shampoo carpets.


* Remove excessive wall hangings and knick-knacks.


* Repair all plumbing leaks, including faucets and drain traps.


* Make minor repairs (torn screens, sticking doors, cracked caulking).


* Clean or paint walls and ceilings.


* Replace worn cabinet and door knobs.


* Fix or replace discolored grout.


* Replace broken tiles.


* Replace worn countertops.


These are just some of the things you can do to help your home be shown in the best light.  You only get one chance to make a first impression with the buyer.

That is a good list but you did not state in plain english ( some folks do not want to understand)  get rid of all the junk and clutter. You cannot believe some of the stuff I have seen.. Well maybe you can!!

Robert,  I've seen and found some crazy things inside some homes.  I tried to say get rid of the junk as tactful as possible.  But you're right some clients you do just have to say get rid of the junk.

James, you have some really good content in your posts.  Have you thought of using some of the new options with font size and color or adding some graphics to make them visually more appealing?  Since your posts are public, a little eye candy could go a long way.

Thanks for the feedback Roger.  I'm still trying to get the hang of this blogging thing.  I've included graphics in some of my earlier posts.  I will add more eye candy going forward.

Totally understood, and I'm glad you took the comment in the spirit it was intended........to help, not to criticize.  I know I like to see a little eye candy in a post, so I imagine others do too......at least that's what I've heard from being around AR for the past three years.  Good luck, I'm looking forward to your next post.

Hi James, I agree with Roger. Your posts are looking better, and adding some graphics will make them even better. Different color fonts is also a good idea too.  I think I might try that new Active Rain editor myself soon.

Good  morning, James -- I tell clients who are considering selling, that the moment you go from being an owner to a seller, you need to think of your home as a product that needs to be marketed -- it won't be easy, there may be tears but it's all to get you on the way to your goal of selling.   If sellers use your checklist as a guide, they will be well on their way to an accepted offer and their ultimate goal -- a closed transaction.
