If inventory continues to shrink, in time values will get stonger and move upward. This is much more common than you think, across the country.

That is true, Joe.  Now, we see that some of the higher values, between $400,000 and $700,000, moving slightly up.  Yet, property under that $400k shows less inventory, thus we will not see the move up activity taking place, as much.

Dan, It appears that the sales have been fairly constant. Your inventory has dropped significantly.

Debbie, yes the inventory has really dropped down.  It is a mix bag of what is happening here.  Not much to get excited about under $300,000... and when there is a good listing it has numerous offers.  YET, we see the $400k and up range slightly increasing their values, but NOT much happening on those listings.  A mini bubble some where??
