You wanna buy my house? Well, "Sorry" but we had another offer come in today and bumped yours right out of the water. Guess we'll send you back to square one.

Yeah, yeah, we've seen 37 homes... written offers on 2... had one accepted and now the appraisal is low? Yep, we'll take four giant steps back.

Yes! Our offer was accepted. The inspection is done and now we are on to the appraisal. That's like 3 good steps forward.

What do you mean "Sorry"????? We wrote a good offer. We've been looking forever. We were so close to being settled and you are making me start all over?!?!?!?!?!

That's NOT fair!

And, then, there is that moment you hit the safety zone..... all inspections are done, the appraisal has passed, and the title work is well under way. You are simply waiting for docs to show up at the closing table and home you will be.

The moment that you take hold of the keys you know that you've landed a win. It just settles in and you know that you are now home.

Great description of what a good agent does.

I have a buyer who have seen 50+ houses( it was few months back when the inventory was so low, everything had offers in first few hours after being listed), we wrote 15+ offers( most of them where rejected, even it was full price or above). Finally, we are in Escrow, great house, right price......every step is done carefully...Step by step we are moving forward. Hopefully, soon this buyer, too, will move in his new house:)
