I've made this post public because I want people to know about George Souto a mortgage professional in Middletown, CT.  Do you live in the Middletown CT area and have questions about mortgage financing?...give George a call, he'll go above and beyond expectations.

We've heard it over and over about ActiveRain Members willingness to lend a hand and share information helping out other members.  This is one of those stories.  

A client of mine that I helped in the purchase of a home a year ago with an FHA mortgage is having a go around with one of the big box lenders.  Unfortunately she lost her job, but was reassigned to a better job out of state.  FHA guidelines stated that she had to occupy the home for a year as her primary residence, unless an extreme hardship exists and commuting distance is considered one of those hardships.  She has now rented the home and getting it properly insured.  The issue is that the loan has been sold twice and the current holder is a big box lender with the initials Wells Fargo.  Apparently the big box lender is telling my client that she can not rent the property out.  Originally my client was told on the phone that wouldn't be a problem, but now it seems to be.  The big box lender takes about 3 months to return emails or correspondence and is generally non responsive other than to say she can not rent out her home.  

I always refer clients to trusted mortgage professionals when they have specific questions of this nature and when local mortgage professionals I use could not adequately answer this question I went to the one person I've talked with before and felt I could trust.  

Enter GEORGE SOUTO!

I called George and got an initial answer that confirmed pretty much what I already thought, but coming from George it sealed the deal.  I thanked George and went on about my business.  George called me back about an hour or two later after spending more time researching FHA guidelines to give me a definitive answer citing a book reference number which he read to me and where I could go read the guidelines myself.
