Princeville Kauai condo (and house) + short sale update for the week of Mar 10th to Mar 16th

Happy St. Patrick’s day to you! It’s been a mixed bag this week when it comes to the weather with everything from bright warm sunshine the beginning of the week to huge raindrops and a cold front at the end. It’s beautiful today but only 61 degrees at the moment which is cold for those of us with ‘thin blood.” Standy by, however as low 80′s are forecast mid afternoon with more rain coming by day’s end.

Despite the changing weather, we had quite a bit of condo activity this week with 5 condos going into escrow, 3 of which are Ka’iulani units. We’ve had 39 sales so far this year, which is over halfway to last March’s total of 67 sales. Take a look at the activity this week:

New Listings:
Another developer Ka’iulani came on the market; the market, unit 7 which is priced at $1.549M. This townhome has been as high as $1.950M when it was in the preconstruction phase in 06, and as low as $1.395M, when the market was still trending down, from 2/11 to 9/11. Nihilani 34C is new on the market after selling from the developer $650K in 5/09. It is priced at $569K.

Contingent:
Ka’iulani 65, a resale which sold for $855K in 3/08 and the developer’s Ka’iulani 54, both went into escrow this week. Unit 65 found a buyer in 7 days priced at $759K while unit 54 took only 3 days while priced at $1.099M. Ka’iulani 8, a resale which sold for $939,420 in 3/08, was withdrawn from the market on 3/4 but came back on today showing as in escrow.

Plantation 412 fell out of escrow last week and went right back in this week. This unit was purchased from the developer in 8/05 for $405K and is priced at $389K. Ocean view Ali’i Kai 3104 priced at $675K went into escrow after only 98 days. This ground floor condo sold for $170K in 6/95.

Sales:
Villas of Kamali’i 2 sold for $655K while listed for $662K. This townhome last sold for $640 in 5/04. Sandpiper 119 closed rather quickly for a short sale. It went into escrow on 1/30 and took only a month and a half which is great. This unit sold for $389K in 6/04 and was priced at a very attractive $199K when it came on the market. It sold for $212K cash. Pali Ke Kua 13 sold for $425K while priced at $439K. It was purchased for $116,500 in 3/96. Nihilani 3C, priced at $565K closed this week for $525K. This Makai townhome sold for $842,655 from the developer in 1/07.

Price Changes:
There is only one price change this week and it’s an increase from $425K to $495K for Hanalei Bay Resort 2305/06. Purchased in 6/03 for $379,367, this unit came on the market at $495K and previously reduced from $495K to $424K in 7/12.

As you can see, it was a busy week for condos but not so much for homes. As of today, there are only 29 active homes, and of those, only 1 is priced in the $500K’s and 1 in the $600K’s. There are 5 in the $700K’s, and 4 each in the $800K’s and $900K’s. It’s all uphill from there. As for condos, we have 51 active listings, with only 1 priced in the $200K’s. There are 7 condos in the $300K’s, 9 priced in the $400K’s and it goes up from there.

As I keep saying, pricing seems to have leveled off at a minimum and is trending upwards in most cases. Overall, we’re seeing fewer price reductions, especially in condos. If you are hoping to find your piece of paradise, there’s still time but you have to be ready to buy when your feet hit the ground. By the way, in the time it took me to finish up this blog, the weather went from bright and sunny to an absolute downpour. Gotta love it!
