Preparation For the Market Shift
I have already felt the impact of being a buyers agent. With multiple offers on properties the day they hit the market, I have had to use some of the old tricks of the trade. When I present an offer I introduce my buyers to the seller by writing a nice email that the listing agent gives to the sellers. If you are not working with an investor, and sometimes it works with investors, the seller can be attached to their home. If you let them know about the buyers and their family it can make it more personal to the seller.
Many sellers are really interviewing the agents they want to represent their home. I tell the sellers the old ways of marketing has changed. I tell them the importance of the internet and that most buyers start the home buying process on the web. If they chose a web savvy agent they are one huge step ahead in marketing their property.
I have been getting more and more inquiries on my sites for sellers looking for a broker. I believe it is all about the Web these days. If an agent does use the web to their advantage they will most likely become obsolete.
My strategy is all about blogging and being seen on the internet. I am not the best blogger, I have much to learn about blogging. With the little I know, I have seen a change in inquiries and now have been getting inquiries to represent sellers as well as the buyers.
