Screen Shot WM 0-200 Feb 2013What this report tells you:  Westminster homes selling up to $200,000 are in a strong seller's market, resulting in many sales at or over list price.  The amount of time these homes stay on the market before going under contract is 1/3 what it was in 2011.  Foreclosures continue to be a strong factor in this price range for Westminster homes, short sales are a more minor issue, though still can be found.

Westminster absorption rate:  Less than 1 month

Westminster homes sold at or above list price: 18 (43%)

This report includes only detached single family Westminster homes listed or sold for $200,000 or less.  (I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)

  • Currently, there are 29 Westminster homes for sale in this price range (click the link to see them!).   6 of those homes are foreclosures, 2 are short sales, so 28% of Westminster homes for sale now in the under $200,000 price range are distressed sales.

  • There are currently 63 Westminster homes under contract, 19 are foreclosures and 9 are short sales.  44% of Westminster homes currently under contract are distressed sales.

  • Two years ago 29 Westminster homes sold below $200,000, staying on the market for a median of 97 days. 15 were foreclosures, 5 were short sales, for a 69% distressed sales rate.
