I Love It When The Client Gets What She Wants

This weekend was absolutely gorgeous!  Sunshine, low humidity, great for being outdoors.  I thoroughly enjoyed this weather.  We are expecting more of the same for the remainder of the week with some rain in the forecast.  I should have taken a picture or two to include in this post.  Next time...

Saturday I met with a client who just won a HUD bid.  We were rejoicing together because this contract coming through was so unexpected, and the property was one the client did not initially like.  The client had a lot of wants, and we looked at a lot of homes and submitted a lot of offers.

She wanted a 'move in' ready home.  She got a 'move in' ready home.  The carpet needs a deep cleaning or replacement, and there is a need to paint.  Add in a refrigerator and she is ready to go.  She is very happy about these minor issues.

She wanted a home in Anneewakee Trails subdivision in Douglasville.  She got a home in Anneewakee Trails subdivision in Douglasville.  Her front door has a comforting view of the horizon.  Beautiful blue skies with hints of clouds over the weekend.

She wanted a home that was not impacted by the flooding in 2009.  She got a home that was not in the flood of 2009 and is not in a flood zone period.  

She wanted a home priced under $70,000 with at least three bedrooms and two bathrooms.  She got a home priced at $68,000 with four bedrooms, two and half bathrooms.  The property taxes are extremely low - under a $1000 annually.

She wanted a home built no older than the year 2000.  This home was built in 2003 and has about 2000 square feet of space.

We went through a lot to get to this place with her.  We submitted 15 bids on HUD properties alone.  We have been working together for a year and a half, and there were points when I was ready to say 'forget it,' but we hung in there and now we are preparing for the reward.

I love it when the client gets what she wants and more.

it is good if a ciient knows 'what she wants', otherwise you are asked to find 'that much for this little'. I respect any budget, but in real estate you need to be realistic and consider advice of your realtor. It is not about 'being lucky', but knowing what to expect and what to do at the right moment.

Definitely share the end result Jordon....I was told their hoops are less, but maybe not! :( you'd think they'd figure it out soon!
