OC Real Estate: Does the Carpet Match the Drapes?

It’s a startling question from an Orange County Realtor.    It’s something you’d expect a home stager to ask, right?    Um, not really.   But in today’s market, it may be a clever question. 

The affordability index is its lowest in the history of America.    It’s indisputably an extraordinary time to buy property, yet a dearth of inventory exists in Orange County, California.    Everyone under the Southern Californian sun is clamoring to buy, or wishing they could.Matching Curtains to Drapes in Orange County

Listing agents are usually aware their counterparts are submitting offers on properties, often sight unseen.  They fear buyers won't carry the purchase to the closing table.    At least one Realtor recently asked for evidence of having seen the home:   Does the carpet match the drapes?   

Without the correct answer, the offer may not have been taken seriously.

For the past 9 months or so, I’ve been relegated to the court room several mornings a week (and they still have yet to convict me!).    As soon as we recess, however, I often dart off to show properties.  Real estate remains a big passion, though my efforts are not limited to getting folks into property.  I try to keep them there, too.    That may involve the courts, particularly where an injustice has occurred.

In one breath, I may argue the proper administration of the California Homeowner Bill of Rights and the National Mortgage Settlement.    In the next breath, I may argue the carpet indeed matches the drapes.

My world is funny that way.

Kathy, it's so true....especially with investors....it's interesting how buyer and seller Jockey for themselves.   It all depends on perspective.

Brian, captivating title. I had to read. I have to agree with Bob. How can anyone remember details like that? I envy those with photographic memories. Earlier i read a blog about the etiquette of taking pictures of viewed homes. So complicated!

Kelly, I suspect a listing agent would make allowances for other things the buyer or his agents may observe.

They have lived there 9 years now.

I agree the toaster (if there is one left there) better be green!  Investors want allot but as they are finding, some don't have carpet or drapes - so my answer would be ... No there's no carpet or drapes.  Especially in the HUD homes.  Some will have the carpet, but definitely no drapes.

Multiple offers are on everything below 600k. We do short sales sumtimes, in a few hours of posting a listing in MLS we receive offers/emails. Nope, they did not see the propertie, nope, they don't really care what is the condition of the house.

btw, a lot of short sale agent request on private remarks to send offer 'unseen': ''subject to the interior isnpection''~ that means to me: 'stay away from my short sale listing, you have no chance!'

Love the title!  Our market is like that with owner occupants - if they can't see a property that comes on the market the day it is listed, they oftentimes make an Offer sight-unseen.  Vetting the agent is key but, you can't eliminate those buyers - most of the time, they're legit, whether investors or soon-to-be-residents!

This is a new trend in my market, Brian. Investors are buying homes sight unseen and giving themselves a 14 day right to inspect clause. Two of my listings received such offers within the last two months, each time we were in multiple offer situations. My seller would not accept the investors offer until they viewed the property and removed the clause. As far as the carpet matching the drapes, I'd never notice.

It's been my experience that the carpet usually doesn't match the drapes and one or both should be removed and/or replaced altogether. LOL

LOVE the title. You really capture the attention with that one!

I wasn't aware of the legal aspects of having to prove you actually saw the property. Very interesting!

Sharon Tara, aw shucks, you didn't need to visit a post I wrote 7 years ago... it's actually a bit outdated. 


Back then, many Realtors required proof of a buyer's visit to the property or they'd reject their  offer out of hand.   In fact, I think Thomas Nelson recently said he still uses that practice...  although, it's not a legal thing.

Brian L. Sirota, Esq. - Fast forward to 2020, agents need to be even more careful to not post photos that will cause misrepresentation. So many agents are using photo enhancements. I know of agents who are proud of the fact that their listing is under contract, sight unseen. When it comes to something as simple as like colors and accuracy, agents need to be very careful.
