The more I search the less inventory I see!

With several new clients ready to go I am searching for acceptable properties in a wider area.  Why?

Because, the more I look the less there is.  What was there yesterday is now in Pending today.

Good news!  Right?   Yes in some ways, but I see a market that will be full of multiple offers and needing to be above the list price or you may as well stay home.

Those looking for a new home need to realize it may not happen as fast as you want.  Time to start your process is NOW!

Snow may be deep today, but once it melts down...everyone will be looking at the same houses you want to.

William, good news hearing your inventory is shrinking and sad you still have snow on the ground. The picture still looks frigid even with the sun shinning. Good luck finding more listing for your Buyers.

yes 2-3 prospective homes are what I am finding for folks as well, I educate them on being first and fast to get their dream home

Have to stay on top of the MLS pretty much 5-6 times a day.  In our market when a new property pops up there are already 7-8 offers by the time you see it in the MLS.

Bill, even in my rural areas I have seen a decline in the amount of homes available.

I am seeing less For Sale signs and even less vacant homes.  With all this snow, it is easy to see what homes are vacant.
