Inventory Levels for Boulder County and Surrounding Areas

Inventory levels in Boulder county and the surrounding area communities continue to lag behind last year's inventory levels. This of course is placing buyers in a bit more of a competition with each other as new homes come on the market.  There is definitely pent up demand, making our lower inventory levels seem even lower.

Our local market has definitely switched from a buyers market to a sellers market.  Still I recommend that sellers take their time in prepping their Boulder County homes (and surrounding community homes) and getting them ready for market.  Take all the following steps to make sure you get top dollar for your home.  Buyers will definitely pay more for a home that is move in ready.

  • Clean up your yard, pull out dead shrubbery and trees
  • Paint; if your home exterior needs painting, and at a minimum cover the front door in a fresh coat of paint
  • It's spring!!!! Don't forget to add a fresh colorful wreath on the front door or spring flowers near the front door.
  • Replace old, tired and discolored front door hardware
  • Un-clutter you home and put personal photos and keepsakes away (less is more)
  • Clean, clean and clean some more
  • Remove excess furniture making rooms look and feel larger (remember less is more)
  • Replace old, tired light fixtures (inexpensive update that goes a long way)
  • Re-paint rooms that have dark, overly bright or dingy, tired paint.  (New paint smells like new - it's kinda like a new car smell)
  • Un-clutter the counters in the kitchen and the bathrooms
  • Clean and refresh the grout in the showers and tub surrounds and refresh the caulking
  • Hang fresh (new and unused, if possible) towels in the bathrooms and add a candles or small bouquets of flowers
  • Make sure your duvet covers in the bedrooms are clean and fresh and bedrooms are un-cluttered, organized and clean.
  • Open curtains and blinds
  • Wash windows and screens - bring the sunshine in.
  • Clean out and de-clutter cupboards and closets (yes, even the closets).  If buyers look in a closet that is stuffed full of stuff they will naturally assume there isn't enough storage space.  If the closets are clean and uncluttered, buyers will think there is ample storage.

 

Sellers, just as you probably would not attempt to sell your car without first washing, waxing and detailing it, sellers you shouldn't even consider putting your home on the market until it is cleaned and detailed.  Buyers appreciate a nice, clean and well-detailed home.  Who knows....if you price your home right, and take all the right preparation steps... you might just get multiple offers for your home.
