What will adding a swimming pool do to the value of my home?
Every geographic location will have pros and cons to adding a swimming pool to your property.
To some buyers, a pool may be a liability. Maybe a family with young children may see this as a safety hazard. Where as a family with older children or a retired couple may find this as an asset. Swimming pools are also looked at as another added expense.
As far as increasing the value of your property, you may want to talk to a local real estate professional about this. In most cases, you won’t recoup the cost of installing the pool, if any. I do believe that it can help sell your home because the pool feature will stand out above others in the area, but only if you have a buyer who desires a pool.
Questions to ask yourself and your real estate agent....
How many months will the pool be open?
How much use will we get out of the pool?
Will the pool take up all of the yard?
Would we be better off using local /neighborhood public swimming pools?
Can we afford the maintenance and upkeep of the pool?
Are there other homes in the neighborhood with swimming pools?
Is there a demand? Are these homes selling any faster?
Are swimming pools increasing the value of homes in this area?
It is important to do your research prior to committing to this large investment. An in ground pool in our area can cost $25,000-$40,000 plus! This is a lot of money you may not see a return on!
