I have read posts that remind me that Staging is still not completely understood.
Sellers do not understand what they are paying for when they get a bid.
Some Buyers think a Staged home is an unrealistic view of the house ... a marketing trick.
This tells me we Stagers have to keep educating the public.
The Sellers that have used Staging know it works! In fact the dentist I just visited told me his story during my appointment. He was advised to Stage his home by the Realtor but felt it was unnecessary and refused. After leaving the house on the market for close to a year he had the house staged. It sold in 2weeks! He really regretted losing all that time when he could have been SOLD.
Sellers, What are you paying for in that bid?
- The Staging hours - the time spent viewing the property and assessing it; the time spent putting the project together with accessories and furniture; the time installing the staging and the time removing the staging.
- The cost of rentals - the cost per month of the furniture and accessories used on the project.
- The delivery costs - this may be included in the furniture rental fees or it may be extra because the Stager must hire a moving company.
- The experience and knowledge the Stager provides.
Buyers, What does a Staged House mean for you?
- The home's features will be highlighted.
- You will be shown how to live comfortably with the more negative features of the house.
- The Seller will have been encouraged to update and do repairs necessary to market a sound product.
- You will be able to see the purpose of each space in the home.
- The home will be closer to if not in move-in condition.
- You will be able to compare your furniture to the furniture in the room. This will help you size the spaces.
- The home will be focused on you so that you can see your lifestyle fitting into the home - not just the seller's lifestyle.
- Staging does not hide faults. It does show the potential of the space.
Staging is a marketing technique.
Yes we remove extra pieces of furniture and clutter. So take advantage of this and take a good look. This is what fits in this home if you want good traffic flow and this much space in the room. Compare it to your things and your lifestyle. Will it work or will the house become too cramped to be comfortable.
Take a good look at a Staged home. It is meant to reach the Buyer and it does.
No trickery ... just marketing.
