The number of homes sold in the Sumter South Carolina Real Estate Market in the month of February decreased to 59 properties from 66 in January.  With Janauary giving us a great start to the year, our year to date numbers are higher than any year since 2008 by nearly 25%.  The active pendings are the highest since I started to track them in December 2011.  USDA Rural Development loans are becoming very popular with many buyers as other low down payment options disappear on the mortgage front.  USDA Rural Development loans take longer to close and may be increasing the pending count.  The Sumter, SC real estate market overall has seen an increase in buyer activity also. 



The Median home price in Sumter increased in February over January.  The Average $ per Square Foot increased in February over the average price per square foot in January.


The charts for February are below.  The general feel of the market is Sumter is showing improvement over prior years.  We will have to keep a close eye on it over the next few months to see if this is indeed the case.  For more information or a free walk thru, please call me at 803-840-7519.
