What’s Not Selling In The Silicon Beach Area Of Venice, CA 90291?

It’s a great market for Venice Beach and is heating up with each new listing and closed sale.  Properties are selling quickly, within the first two weeks, and sometimes over night.  We have low inventory.  But is anything that comes on the market selling like it did in the last hot market?  What is NOT selling?

Here is a list of properties in the Silicon Beach Area of Venice, CA 90291 that have been on the market for 60 days or more:

  • The reasons for not selling sooner are luxury and high price like the listing at 57 Windward Ave for $11.9M with 13,796 sq ft.

 

  • Another property on 745 Millwood Ave, has 3 charming bungalows and is well taken care of cosmetically and structurally.  However, the price tag of $5.4M doesn’t work.

 

  • A little house on 845 Warren Ave listed at $735,500 is a probate that requires court confirmation.  I’m sure this will sell way over list price.  It’s really affordable for most buyers.

 

  • Sleepers that will be gone soon are 856 Venezia Ave, $2,295,000 charming walk street, and 533 Rialto $1,499,900, I love anything on this street due to walk distance to Abbot Kinney and Beach.

Five active listings in Venice?  That's all?  My son lives in Dogtown--700 Main St and my wife and I will be down to visit him at the end of March.  We stay on the beach at those apartment/hotels so we can roller blade in our tights with our boom boxes blaring.  Crazy kid moved from his San Francisco condo where he had a partial view of the SF bay to So Cal for sun.  He likes Abbot Kinney also.

Lloyd  there are currently 70 active listings in Venice, and 33 have been on the market 60+ days. I think Kristine was sharing a few examples. Dogtown, cool kid...that's right in the middle of everything Venice, Santa Monica, and the beach. Abbot Kinney has become quite the hotspot. Rose Ave is coming alive too. Have him take you to Gjelina for dinner. Ha, you are so Venice! Roller blades and tights, any neon?
