Hi Erin,

Great topic!  I personally love doing open houses as some people commented seeing the house in Person makes a difference and we still get buyers and or sellers from it.  Plus I just like meeting people, I think open houses or broker open, mailers and door knocking are some things that still work~

I was recently hired to hold a Broker’s Open for a Real Estate Broker in my office. Her clients have been flipping houses for a number of years and just put their latest beauty on the market. They insist that they want a Broker’s Open to maximize exposure. Now, of course this broker has already advertised the property on multiple online sources and a few print locations, but, the Broker’s Open is expected to be another venue to find buyers.

In researching the most effective ways to host a successful Broker’s Open in this market I found a pretty heated debate …. To hold or not to hold!?

 

Many of the comments, feedback, and posts I found literally “bashed” the idea as old and antiquated. Referencing back to the “olden days” when a listing book with 1 picture and minimal description left brokers yearning for more. Used as a tool to preview each house before referring clients, to many, is a thing of the past. Honestly, I am inclined to agree. We are all very busy and with the expansive internet capabilities you can almost inspect every nook and cranny of  home right from your computer. Listings have dozens of photos, single property websites, virtual tours, and even YouTube videos. If you find a property that might suit your client, but are not sure, send them the link.

 

On the other hand, many Realtors commented that after seeing a house in person they were willing to send a buyer to it whereas previously, armed with just online photos, they were not. Sometimes things just look better in person!! What’s more, a recent study of Gen-Xers and Gen-Yers showed that 92% of consumers felt that an open house was a very –to – somewhat useful tool when looking for a home. While the Broker’s Open will be open to just that, Brokers, not consumers, the same logic may apply.

Russell, this is a much debated topic.  Currently, my positions is don't hold a broker's open, but hold open houses.  Many agents no longer go to broker's opens.  (The broker's opens often are advertised together with a description of the food to be served, such as home made "X" or catered by "Y' in an attempt to bring agents for lunch.)  I still think open houses have merit, as we have had buyers attend an open house.

I think broker tour is a key part of marketing the property.  Getting agents through increases exposure and improves the chances of getting offers quickly.
