Glenwood, Maryland Market Outlook for Spring 2013

Spring is finally here!  Now is the time to look at how the market has shaped up so far this year, and to prognosticate on what the spring and summer months will bring.

First we turn our attention to homes that have gone under contract in the Glenwood area.  These are the harbingers of the SOLDs in 30-60 days.

Glenwood Maryland Under Contract

We went back two years to see past the seasonal variation in area sales.  You can see that last month (February 2013) is the best February we’ve had by far.  This means we can expect a strong early spring in home sales in Glenwood.

Now let’s look at the sold properties.

Homes sold are remain flat, so if we weren’t looking at the under contract properties, we could be fooled into thinking the market isn’t heating up.  Let’s look at supply and demand together to see what the price pressure is likely to be.

Glenwood Maryland Home Supply and Demand

Supply (number of homes on the market) is down nearly half from two years ago, and has been trending lower for a while.  Demand (homes sold) has remained steady in the area. 

We currently have 25 homes on the market, and in February 1 homes sold.  That’s a 25 month supply of homes, but if we base our forecast on the 6 under contract in February, the reality is that we have about a 4 month supply of homes on the market at the expected spring absorption rate, which puts us on the low end of a balanced market.

Based on these numbers, we are predicting a very active spring market, with some price appreciation possible in more sought-after areas.
