400-500 Screen Shot brm feb 2013What this report tells you:  All the lines on the graph for Broomfield homes in the $400-500,000 price range are going the wrong direction.  It's not a big concern, since the sample size is so small.  In this price range, Broomfield home sellers are competing with new construction, which can be a difficult.  That may explain why short sales are appearing in this market report.

Broomfield absorption rate:  Three months

Broomfield homes sold last month at or above list price:  Three (Two of them were short sales and one was a new build.)

This report includes only detached single family Broomfield CO homes that sold between $400,000 and $500,000.  I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.

  • Currently, there are 18 Broomfield CO homes under contract in this price range.  None of these homes is a foreclosure and one is a short sale. That's a low, low 6% rate of distressed sales for Broomfield homes.
  • 400-500 graph brm feb 20135 Broomfield CO homes sold last month between $300,000 and $400,000, with 78 median days on market.  No Broomfield homes sold was a foreclosure, two were short sales. So in this price range, 40% of Broomfield homes were distressed sales.
  • One year ago, five Broomfield CO homes sold between $300,000 and $400,000.  28 median days on  market.  None of them were short sales, one was a foreclosure.  20% rate of distressed sales.
  • Two years ago,only four Broomfield CO homes sold between $300,000 and $400,000.  120 days on market.  None of them was a foreclosure or short sale.
