See Broomfield CO Homes for Sale under $200,000
Read on for a report on Broomfield CO home sales:
What this report tells you: Broomfield home sales are struggling in the under $200,000 price point when it comes to days on market and percent of distressed sales. However, the fact that are so few for sale, and so few buyers are asking for seller assistance with closing costs leads me to believe that investors are active in this category of buying houses in Broomfield.
So I did a little more checking, and discovered that 1/3 of last month's Broomfield home sales below $200,000 were cash sales. I expected to find that several of them were 'fix & flips', but none were. None of those for sale or under contract are fix & flips either. So either the buyers in this price range are unusually well-qualified, or this is an indication of investors purchasing homes for rent. More homes for rent would be a good thing in this area.
Broomfield absorption rate: Less than a week
Broomfield homes sold at or above list price last month: None. Interestingly, none of last month's sales involved seller concessions either.

This report includes only detached single family Broomfield homes listed or sold for $200,000 or less. (I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)
- Currently, there is one Broomfield homes for sale in this price range (click the link to see them!). It is a short sale and has been on the market for 286 days.

- There are currently six Broomfield CO homes under contract, three are foreclosures and one is a short sale. 66% of Broomfield homes currently under contract are distressed sales.

Seven Broomfield homes sold last month under $200,000, having 106 median days on market. Four were foreclosures, one was a short sale. So 57% were distressed sales.
- One year ago 8 Broomfield homes sold below $200,000, with 115 median days on market. One Broomfield home was a foreclosure, two were short sales. A 38% rate of distressed sales.
- Two years ago six Broomfield CO homes sold below $200,000, staying on the market for a median of 67 days. Five were foreclosures, none were short sales, for a 83% distressed sales rate.
