Build Wealth with Real Estate

With the economy making a recovery, now is a great time to start thinking about your future.  You need to ask yourself a few questions:

1.  Will Social Security be there when I need it?
2.  If Social Security is there, will it be enough for me to live comfortably?
3.  Do I want to still be working when I'm 60 years old or older?

Investing in real estate will make the answers to all three questions null and void.  When you decide to take control of your own future investing in real estate is a great option.  When you buy real estate you are using leverage and building wealth at the same time.

Let's look at why real estate is a good investment:

-It's Accessible anyone can buy real estate.  There are no barriers to entry.
-It's Appreciable no matter what the short term markets look like in the long run real estate is still an appreciable asset. (appreciation is not guaranteed)
-It's leverage-able you can buy and control an asset worth $100,000.00 for only $20,000.00.
-It's Rentable someone else can and will pay for your debt on the asset.

So you see real estate is a "able" investment.  If you're unsure about what you're going to do for retirement.  Look at real estate it might surprise you.

Real estate can be a good investment I agree James as you can build equity up in it, and as an investment there are many good tax writeoffs with it. Be careful with that appreciation part though, there is no guarantee with that one. Great post.

Thank you Gary.  Yes, appreciating is not guaranteed, but the good thing with real estate is that you can hold it and wait for it to appreciate.

Good advice James and I agree with Gary.  Having been involved with the recent down market and seeing so many people with depreciated assets a lot of caveats might be prudent with your appreciating words.  This was a very good post.

Good morning James,

Good post. Everyone's portfolio should be diversified and owning real estate makes sens..but like any investment some need more caring for than others:).

We can beat any other vehicle for positive cash flow and as a retire plan. Besides a REIT I don't see why more people don't try real estate.
