Key Points to Consider When Buying a Charlotte Home

Checklist for homeowners when selling a Charlotte home for saleBuying Charlotte real estate can be a frustrating and a bit overwhelming experience.   With so many pieces to the home-buying puzzle to put together, it can become a daunting task, to which I tell my clients that we are here to assist them.

Here is a quick-checklist that you can refer to in order to alleviate a few key points that can cause frustration and confusion associated with buying a home in Charlotte:

  1. First, make sure that the home that you are buying includes all the features you are looking for in your dream home.  Lack of even a single feature can cause frustration afterwards.
  2. Discuss the terms regarding the mortgage for your soon-to-be Charlotte home, such as terms of loan, interest rate, payments, early repayment penalty, private mortgage insurance etc.
  3. Do your Due Diligence to make sure that it is free from any legal proceedings such as a foreclosure.
  4. Now that you have found the Charlotte real estate of your choice, as per your requirements, preferences and budget, check out some other aspects of the home too before making your final decision:
  • Foundation:  The foundation is the root of a property–the bare bones.  In the absence of proper strength and planning, your property may be put at risk for a shortened lifeline.  In the case of a weak foundation, you may notice water logging, cracks in walls and micro-fractures on tiles.  If you see any of these, you need to hire a structural engineer to check the home’s foundation and give you his or her ‘stamp of approval.’
  • Electrical:  Charlotte home buyers sometimes face problems after the sale because of the way electrical circuits and wiring is done.  Sometimes, electrical work is done in an incorrect manner and should be evaluated by a licensed home inspector or electrician during your Due Diligence period.  Have them perform a thorough inspection of the property and look into every nook & cranny.
  • Plumbing:  Believe it or not, livability and beauty of Charlotte real estate largely depends on the property’s plumbing.  You may not be able to spot the areas easily, but improper plumbing can call for expensive repairs.   Plumbing issues can go undetected, making it even more important to hire a licensed inspector.  Have the sellers take care of major plumbing issues in a property before Closing.
