New home construction in Westchase has been on hold for many years, because the entire development was built out years ago.  But with the housing market beginning to show signs of growth after nearly 6 years of decline, builders have begun to develop several areas near Westchase which should fuel a trend toward new growth in the area and eventually a steady increase in home resale prices for Westchase.

Westchase area on a home run.  That's the title of an article by Shelley Rossetter of the Tampa Bay Times concerning a new development being built by Aston Woods Homes near the intersection of old Memorial Highway and Montague Street, just east of the traffic circle.

The development has been named Champions Forest and will have 91 single family homes ranging from 1556 square feet to over 3200.  Current pricing will start at $251,990 for a base model with numerous extra features available!  Several model homes are nearing completion and 15 lots have already been pre-sold.

Although New Home sales can be very simple, remember; the sales representative at the builders model is working for the bulder and has the builders best interests in mind.  A buyer who walks into a builders new home sales office unrepresented by their Realtor is on their own and may not be able to negotiate the best deal.

Always contact a Realtor first to represent you and to discuss options in the buying process.  Of ten, builder incentives that may be offered are tied to using the builders "preferred lender" which is may include additional fee's in the financing that offset any of the incentives.  A Realtor can assist you in obtaining alternative financing which may save you money, even if the builder
