Creekside, Colorado Springs Homes Trend Report 9/23/12-3/23/13

The Creekside neighborhood is located on the Northeast side of Colorado Springs and straddles Old Ranch Road in between Hwy. 83/Voyager Parkway and the Powers corridor.

Creekside families can enjoy the benefit of walking or riding their bikes to Mountain View Elementary School, Challenger Middle School and Pine Creek High School, all part of award-winning Academy School District 20 (www.asd20.org). A neighborhood park as well as hiking trails dot the rolling landscape. Many homes are situated on Pikes Peak view lots.

In the last six months, only six homes have sold in this tiny community. Half of them were ranches and half 2-story. They shared some or all of the following features:

  • 4-5 bedrooms and 3 baths.
  • Ceramic tile or solid surface (Corian or stone) kitchen counter tops.
  • A 2-car garage.
  • A guest bathroom on the main level.
  • A fully finished basement.

Median size is typically about 3,360 square feet.

Median sales price $311,000.

Median sales price per square foot $93.

Average days on market = 113 days.

While the above data is indicative of a sample of the highest sales, prices in Creekside start in the high 200’s.

See It. Experience It. Live It.

Hi Kim,

This sounds like a wonderful neighborhood.  Nice sized houses for the money.  Thanks for educating me.  There are so many parts of Colorado Springs that I do not know anything about.

Have a great week.
