Termite Inspections Are So Important


In North Carolina, termite inspection are so important to have done on a home you are planning on buying. If you are a VA buyer this is a mandatory inspection that your lender requires. If you already own your home and have been in it for some time, you should have a termite inspection done yearly if you don’t have it under contract with a local pest company already.

As a Realtor, I see the majority of termite reports from my clients homes come back with active termites,  previously infested termite, not active or an actual clean report with no termite issues. The last 10 termite inspection reports I received back showed 7 out of the 10 had active termites or previously infested termite, not active. WOW... right? Actually not really a big surprise as a Realtor, but can be alarming to a potential buyer or seller. Termites, if caught early and treated is not that big of a deal. I always have a talk about the termite inspection done on a home prior to getting the report back. This way it helps prepare the buyer or seller incase issues come up.


Fayetteville, NC and surrounding areas are very sandy and for some reason termites love our homes. It doesn't matter if your home was built 30 years ago, 10 years ago, 5 years ago or 1 year ago, termites don’t discrimination...I know, lucky us. The point I want you to know about termites in NC “it’s not if you have termites, it’s when you will get termites”. So make sure to keep up on this and protect one of your largest assets. It’s much cheaper to treat and inspection early,  then to find out before selling your home, that you home is infested and it will now cost you $600+ to correct it. Termite inspections can cost between $55-$85 and that’s money worth spending. That’s why termite inspections are so important.

I don't understand why people don't get a termite inspections. They're fast, they're not very expensive and they can save you hundreds if not thousands in the long run.

We are having some increased activity here in Florida as well but not 70%.  And of course we have as much or more sand than NC so maybe there is a correlation.

Katrina, There are two kinds of houses here in Central Florida, Houses that have termites, and houses that are going to get termites. As you stated, they can be controlled and banks other than VA don't even require the inspection anymore. My home is treated yearly and monitored quarterly. When they pop up, they poison them. Here is Central Florida there are 3 colonies per every acre. Preventive maintenance is key. Good post.

All of our contracts have a required Wood Destroying Inspect (aka termite) requirement.  The only time they are waived are in condo buildings for units above the first floor.  I've had more issues with carpenter bees than termites.

Cindy, I seldom get  a client that does not get a termite inspection. I have only had a few carpenter bee issues and those were on log homes.

Hi Katrina,

We live on a bed of termites in Austin..it's not if you have termites it's when!! The chances are good you will attract them but are easily taken care of..worth the investment for sure.
