The House Is Trashed, But Can't We List It Now Anyway...No!

A new client has asked me to list his house and that's a good thing.  It's in a nice neighborhood where homeowners maintain their properties, great location and currently listed homes are priced a little over $200,000...great price point...all good news!

However (you knew this was coming), there is a problem with the house...the former tenant was not kind to the house on move out day or week and The House Is Trashed, But Can't We List It Now Anyway...No! pretty much trashed it.  A few holes in the wall, garbage left everywhere (a couple of dumpsters worth), carpets needing replacement or serious cleaning.  After making my recommendations of needed repairs and updating to bring the house up to a condition of comparable homes in the subdivision before we list it, my client balked a bit...he's anxious to get his home sold and said; But can't we list it now...anyway?, maybe we'll attract a buyer?....No and yes was my answer!  Yes, you will attract attention, but not the kind you want!  You'll have every low ball offer this side of the Continental Divide and once a serious buyer has seen the home in it's current condition it's going to be really difficult to show them the property again after it's cleaned up.  And...NO...for all the same reasons plus...my reputation in this town is worth more to me than listing an ill prepared home that has no chance of selling...at least not for what it could sell for.    Just wait a couple of weeks, paint,  clean, do some yard work.  Give the house a chance to sell and it will in this market if we price it right and make it look its best.  And best of all, the offers you receive will be much closer to your asking price.

If you want your home to sell in the quickest time and for the most money, your homes needs to be the best value on the block and that typically means it needs to be in the best condition and priced right...it needs to show better than its competition.

Nick - very well-put!  Sellers may have to do some work to get their property ready for buyers, but the work and expense will pay off in the end with a faster and HIGHER offer than if the property is distressed...!

Hey Nick, I always get my car detailed before I sell it. Showcasing a home is the same thing. Do I want the cheap clunker or the one that's been well cared for and may get me a few more miles without all the repairs? Make it a great day and good luck with your client.

Hi Nick.  Please tell me that the above picture was not the "real" photo.  How awful!  Buyers have a hard time visualizing their furniture inside an empty home....try having them visualize a room without the garbage.

Nick, that pill of information is so hard for a seller to accept. They want the ultimate value with the least amount of work and expense. You gave them good advise. Hopefully they'll listen and you can put it on the market cleaned and ready for a buyer.

Nick sure they could sell it right away, but are they willing to take half the price?

You gave them great advice and told them what they need to hear, that is why you are a professional and an expert at selling homes.

Nick, You did well for these sellers and for yourself. I don't mind if there are a few small projects to finalize after we are on the market, but major clean up, carpet & paint are not minor.  The will return far more than they cost though, as is this would be low baller's paradise.

Nick:  I always have believed that a good part of what we get paid for is our opinion and advice.  When we tell a client our true opinion, based upon our experience and expertise ... sometimes it goes well, other times ... it's not so well received.  True professionals understand this ... and give their honest opinion anyway.  Exactly what you did.  I say "well done"!  They'll come to know that they chose their agent well ... and received excellent advice ...

Hi Nick,

You are clearly an agent that has a lot of experience.   Agents get known for the types of properties they list.  Like you, I want to be someone known for well priced houses that show great. 

Someone else can handle the trashed listings.
