The Real Estate Market Has Shifted I'm Preparing And How You Should prepare will make the difference in you getting the home you want or The Real Estate Market Has Shifted I'm Preparing And How You Shouldsettling!  The real estate market in the U.S. has been nothing less than a roller coaster ride the last few years with most of that ride in what seemed to be a free fall...kind of the feeling you got the last time you were at an amusement park...only worse!

In the world of real estate it's often said that the bigger the boom during the good years, the bigger the bust during the down years afterward.  The current bust we just experienced lasted about five years plus and many will say that it's not over, that's probably true in some areas, but most areas seem to have turned the housing crisis corner and sales are once again alive and well in my area of Madison and Huntsville Alabama and many others that I'm kept informed of.  Buyers are out and have been for at least the last year.  

Buyers in particular need to prepare themselves for this shift especially regarding time frame and offering price.  Homes are spending less time on the market before going under contract and for higher sales prices, meaning the buyer doesn't have time to look at thirty or forty homes "cherry picking" and expect the first home they looked at to still be available a month, couple of weeks or days later...homes are selling faster!  Also, sellers are pushing back and not jumping at low ball offers.  Sellers know there's more demand...more buyers and therefore no need to take the first offer that comes along.  Are there deals to be had yet?  sure there are!  Are there still sellers that will accept a low ball offer?  Absolutely!  However, what you are left with are homes that have been on the market a long time because they were over priced to begin with and chances are they won't be in the best condition.  So, buyers need to prepare by changing your mind set...look in the rear view mirror...that's the bottom of the market...at least in my opinion!  Or it may take you losing a couple homes that you really like because of lower or unreasonable offers.  This would be the time to buy...at the beginning of the up turn rather than waiting to buy at the top of the market again.  It's a cyclical thing so deal with it and be smart about it.

As for me, I've been preparing by talking to clients and home sellers who have been on the fence about listing their home...not all sellers quite understand where the market is either.  So, my plan is to inform would be sellers and buyers, develop more listings to offer my buyer clients and other buyers...a work in progress for the last several months, but definitely where I'm concentrating my efforts.

Nick you have a good plan for the market shift ahead.  Even in areas that the shift is happening slowly, it is still noticeable.  Our job is to be ready, to help Buyers, Sellers, and Borrowers no matter the market conditions, but it sure would be nice to be back in a Sellers Market again.
