"Build it and they will come", a line from the movie "Field of Dreams.  This is more like "Lot of Dreams".

Sometimes we make decisions in life and sometimes life makes one for us. Occasionally. these decisions are poor choices and we suffer the consequences. 

In the main area I service as a Real Estate Agent, there has been very little new construction for the past 4 - 5 years as a result of the housing slump.  A few homes here and there, but no major developments were begun until recently.  I wrote a blog on one such development a few days ago New Home Construction in Westchase.

Near one of the developments, Highland Park, that were completely sold out a few years ago sits one lonely lot, in my opinion, one that should have been left as wetlands for the benefit of nature and the other surrounding homes.  But, Nooooooooo!  Someone bought the property for next to nothing, titled it as an LLC and built a single home.  One that is completely out of character with the rest of the development.

This is the lot, the water to the right is a retention pond on the developers property, as is most of the bank leading down to the water.  As built, the house faces the picture taker.  The cobble stone road (the Y) is the one way in/out to the development from which the lot was purchased. 

The two story building in the lower left is a Dentist office, his parking lot is just out of the picture to the left.  At the bottom left is a corner of the sleepy little two lane county road which runs in front of the property that is already on Hillsborough County's 10 year plan to be widened to at least 4 and possibly 6 lanes, as it is the only east/west connector road for several miles to the north and south.  Just out of the picture view to the right is a traffic light on a 4 lane road.

 

The house itself is "cute" and in another setting would actually be a popular floor plan, although the rooms as it is laid out are a bit small for my personal liking.

The really good is that there is almost no yard to maintain (or is that bad), you are guaranteed to have an alligator or two living in the pond and sunning on the banks of the retention pond and you will never have to maintain a pool as there is no space to build one in the nonexistent back yard.  The bad, well, a potential buyer I showed this home to inspired me to write this post.

The house is nearing completion, has been listed in the local MLS since April 2012, and doesn't yet have a buyer.  I wonder why?

Build it and they will come....maybe!

Interesting lot and choice of construction.  Gotta say good luck to the sellerl as they'll need it!

Oh no! some People have very interesting ideas that they think are so great, then waken one day to the realization of how wrong they were. I'm sure that is the situation here. So sorry for the seller's, a little exciting about the possible alligators as backyard pets!

Jan, if and when the seller lows the price the house will sell.  I know what the land costs were, no idea what the building cost have been so they may eke out a small profit in the end.

Sabrina, here in Florida there are three types of water; those that have alligators, those that had alligators and those that will get alligators.  Since it is now spring, the males will begin moving about searching for a mate.  Bigger gators will push out smaller gators in the process.  The only waterfront property not likely to have gators is on the beaches as gators don't do well in saltwater environments.
