Local Real Estate Market is Shifting: Will you be part of the Shift

The market shift has already started in my local market. I have felt for some time there has been a building pen up demand for real estate activity. The local economy and state of uncertainty has helped fuel this pen up demand. Now that buyers and sellers alike cannot wait any longer I am seeing business activity increase to higher levels. Higher activities lead to more sales and a generally a sense of confidence. The question remains how we as a profession will respond.

First of all, I have been in contact with all sphere of influence. My story is inventory is shrinking. If you’re planning to sell now is the time to act. Another, part of this conversation has been the national survey which predicts that every market will see transactions and values of real estate to increase.

 

Secondly, my personal marketing efforts have increase. My favorite and cost effective is Email marketing. A simple email piece: "Contact me for more information" type. I have a series which I try to bring this effort together. The second one is an inventory piece. The third email, discusses interest rates. A fourth one I just put out includes information on Buying vs. Renting. My next email will include pro and cons for investors in this new market.

 

Third, to challenge any grief or fear due to this fast changing market; I have start a new Re- Branding campaign. This will include all new Yard signs and business cards. Over all I don’t see any fear except for fear itself.

Finally, I have my agents doing the same and preparing their own personal plan. All have seen an increase in business both on the buyer and seller side.

Hi Frank - seems as though you're ahead of the spring market. Our inventory is down also, but mostly because everything's selling really quickly.
