Today was a busy day selling real estate in St. John’s, Newfoundland. And it was a good day for business. Two people viewed our listing at 32 Carpasian Road today. We received an offer from a buyer who saw the home on Saturday. Others would like to have offered but when we issued a counter offer to one buyer the other buyers decided to wait until it expired before acting.
As it turns out, the first purchasers did not want to lose this home so they signed the counter offer. The house was only on the market for three days and the asking price was $509,900.
I really did not think this one would take long to sell. Carparsian Road is one of the nicest places in St. John’s to own real estate. We began to impliment our marketing plan and the results were nearly immediate. This house has a lovely back yard and with all of the major systems in the house being upgraded since 2005, selling this one quickly was predictable.
Of course there are still a couple of conditions to be satisfied before we can put SOLD on the sign. The financing and home inspection clauses will need to be removed first and then we can stop marketing it. Having an accepted offer on it today is a great start!
Tomorrow we pay a visit to a lady who has a house in the same general area that did not sell last year. She would really like to sell her home this year so she asked us to come by and help her figure out what needs to be done. As well, she would like us to give her a market evaluation.
