FIRST CONDITION MUST BE CONSIDERED, BECAUSE OF THE BEARING ON MARKET PRICE.

WHAT ARE THE SELLER'S GOALS?  

WHAT ARE THE REASON'S FOR THE SALE?

IS THERE DEFERRED MAINTENANCE THAT NEEDS ADDRESSING?

WHAT IS THE SELLER'S TIMEFRAME TO BE SOLD?

IS THERE A REMODELING BUDGET?

 

NEXT MARKET PRICE MUST BE CONSIDERED,

 

WHAT ARE COMPARABLE HOUSES IN THE NEIGHBORHOOD SELLING FOR?  WILL THE MARKET PRICE MEET THE SELLER'S FINANCIAL GOALS?  DOES THE SELLER NEED TO CONSIDER LEASING? OR INVESTING IN REPAIRS OR HOLDING TILL A MORE FAVORABLE PART OF THE REAL ESTATE CYCLE?  WHAT IS IN THE BEST INTEREST OF THE SELLER TO MEET THE SELLER'S GOALS?

 

 

THESE TWO SUBJECTS -  CONDITION OF THE PROPERTY AND THE MARKET PRICE OF THE PROPERTY MUST BE CAREFULLY CONSIDERED TO MEET THE SALES OBJECTIVES OF THE SELLER.
