What are the TWO BIGGEST Questions every Seller SHOULD Ask when Interviewing a Realtor….and they Never do….??????

You might think the questions are…How much did you sell or how many homes did you sell last year ? 

    OR…..How long have you been selling Real  estate ?  OR Maybe….What are you going to do to sell my home ? 

 

       As a seasoned  Realtor….that would not be my choice for the TOP TWO interview questions for a realtor selling my home…..

1)    How many price reductions does your average listing have ?  May I see your MLS printout for your last 5  listings ?

2)   How many of your listings have expired in the  last two years ?  Were they sold  subsequently by another agent at a lower price ?

      I wouldn’t want to hire an agent who told me what I wanted to hear….but what I needed to hear….the reality of the price that the market will pay for my home. I don’t want the biggest listing agent on earth who plays the numbers game…list enough houses, has enough price reductions…and Voila…BIG sales.  I want the agent who gets it right the first time…and does the most to market my home at a salable price.

In our experience...hope yours is different Pacita....the "we'll try it your way first" never works even if it is written in the contract AND....you have missed your entry on the market with the best price.

As an Exclusive Buyers Agent, that wouldn't apply, but I would just like to see ONE listing sheet from the agent.  I see typos, terrible photos, data fields not complete.  Good questions.

I wish they asked those questions but they don't. My listings last year sold on average of 98,3% of list. You are one tough cookie.

Sally & David-excellent feature worthy post and the title made me anxiously want to scroll down to see what they were.  I so agree with you on the questions.  Look at the agent's MLS entries.  Be sure to look at the photos that they place them.

Two great questions that should be asked but, unfortunately, rarely are.  I absolutely agree with you that telling a seller what you think they want to hear does them a disservice. Great Post!

I think a seller should also ask about what type of marketing plan the Realtor plans to implement to get the home sold. Most Realtors have a set marketing plan that can be tweaked and tailored to fit each listing, but homeowners aren't aware of it until they decide on a particular Realtor.

Marketing plans are a great thing...the measure of how well they worked is the past history of the agent's sales.

In some markets in my area, prices were still falling so I've had some reductions. Short sales too are a totally different animal if the house isn't sold in a quick timeframe.
