Single family homes values peaked 2000, dropped 2008 Alameda County CA

In Alameda County CA , I was under the impression that market values peaked in the mid-2000s. Actually, the highest percent increase in market values actually occurred in 2000.

Here are the cities with the highest appreciation in 2000: values going up

  • Emeryville     33%
  • Oakland        33%
  • Union City     33%
  • Fremont       32%
  • Newark         30%
  • San Leandro  30%

 

 

And the cities that fell the hardest in 2008 and 2009:

  • Hayward       -25%
  • Oakland        -22%
  • San Lorenzo -22%
  • San Leandro -18%
  • Newark         -18%
  • Emeryville    -16%values going down
  • Union City    -16%

 

The cities that suffered least decline in market values in 2008

  • Albany         -4% 
  • Berkeley      -7% 
  • Alameda      -8% 
  • Pleasanton   -8% 
  • Fremont      -9% 
  • Piedmont    -10%

 

And showing signs of recovery in 2012

  • Emeryville          7%
  • Berkeley            6% 
  • Hayward            6%
  • Oakland             6%

 

What does this mean to the prospective buyer?

And how should a home seller use this information to his advantage?

Depending on one's situation, these numbers do speak volumes about market values....and underlines the importance of the adage "Location, location, location"
