Some people make it hard to trust

I for one have not yet asked a buyer to sign an agreement with me and yes I have been burned a few times but I feel it is my service that should bind a buyer to me not a contract.  In my cases it has been young buyers who think they should have several agents working for them. 

Last week one of my MagnumOne Realty agents had a request to show a listing and while still in the house asked if she would accept a direct offer in return for a discount on the price.  Our agent said no but that she could arrange to have a colleague write up the offer to help get the transaction started.  This appeared to be acceptable to the buyer and the process was started. 

Before anything could be completed there was a request from the buyer asking if she could increase the deposit and make it cash.  Before we could  respond to that request we got a call from another agent saying he had been showing our buyer homes for some time and in fact shown her the property we were selling just the day before. 

I want to believe people are honest and treat others with at least a modicum of respect but this one makes be, again, realize there are some people out there who believe taking advantage of others is respectable.

Hi Julie,

Bummer!!!  What did you say and do then?  I try to make it very clear that it does no one any good to have more than one agent helping them.  I also have been burned--but not often.

I had a potential buyer call in on a listing (not even ours) and started off saying he is not represented with by an agent at this time (ok) then went on to say what he's looking for a good deal in not only the house but in negotiating "my points" (i.e. my commission).  I'm not greedy, but while I did follow up, I didn't jump through hoops to work with him.  My followup showed his loyalty - he went with the listing agent to show him the house.

Gets the job done!
That is really scary..  I have never asked for a buyers agreement.  I am sure I will be burned someday.

I have had plenty of my agents get burned by not having a buyer's agreement.  I think it is imperative to get one in the current market.  Otherwise you can get short changed out of a commission.  And commissions are fewer and further between right now.  Just because you offer great service doesn't mean you won't get shafted out of a commission by a buyer contacting a listing agent or a builder directly.
