As we examine home prices in Narberth/Penn Valley, PA, there is no clear trend for the average price of settled and listed prices for homes in Narberth.  The line graphs for both average listed prices and average sold prices gyrate 20 to 25 percent between any given two months.  All that we can say is that since November there is a clear upward trend in prices for sold homes.  If we were to call a bottom for the Narberth residential real estate market, it looks like it was reached in November 2012.  With that said, we expect prices to continue to increase in 2013, as, the overall economy continues to improve.  If you are considering buying a home, now would be a good time, as the number of available homes is beginning to shrink.  This decrease in supply will place additional upward pressure on prices.    To make sure that you properly navigate this changing market, you'll want an agent that does a thorough market analysis of the home you are making an offer on.  And remember, it is now quite common for fairly priced homes to receive multiple offers.

The median list price in March for single family homes in Narberth is $725,000.  Prices for single homes decreasedclick photo by 9% from the previous month.  

 

The average price per square foot for listings in this area is $226.

 

The median sale price in December for single family homes was $445,000. The sale prices increased by 4.7% from the previous month.
