Perception and Captioning - One Person's Hill is Another's Mole Hill

A few weeks ago I wrote a blog on "puffing" and talked about some of the positive methods we use when describing our listings online.

Today I was looking at a possibility for one of my clients and was impressed by the positive flavor.

Here's a statement from one of his captions of a dirt back yard: 

"View of spacious back yard that awaits your creativity. Gas stub available for your future outdoor grill."
 
Personally, I see nothing wrong with a positive twist.  In fact, a part of me hopes my client likes this home, as I think I'd like to work with someone who shares an optimistic view of things.
 
As I've said before...a picture says a thousands words...and viewers can plainly see it's a dirt yard with cement block fencing.  But maybe someone out there is invisioning their own future barbecues now...
 
I hope that potential buyer is my client.  :)

There are still those buyers who are willing to transform an ugly home or yard.  Not everyone expects the granite and stainless to be handed to them!

That is pretty clever marketing.  It's not like the yard can be hidden, so point out the possibilities.

Cara,  I love the positive spin on anything.. my glass is always overflowing so this type of post really does help others see the benefits of helping a potential buyer visualize what could be done with an objection.
