Professional home inspections are an important part of any real estate transaction. Professional home inspections protect the buyer, seller and real estate professional by helping to identify hidden or unknown issues in the home that could come back to haunt the new homeowner.
Home buyers are benefited by having a better understanding of the home they are buying. The professional home inspector can help prepare the buyer to recognize maintenance needs and identify any issues that may require immediate repair.
Home sellers are benefited by having a professional home inspector evaluate the homes condition and systems making it less likely that the new homeowner will come back to the seller after the sale about some previously "unknown" condition.
Real estate professionals are benefited by recommending a professional home inspection to the seller before the sale to help market the home to a potential buyer. A professional home inspection takes the burden off of the real estate professional if issues are discovered. Without a professional home inspection the real estate professional is perceived as the "expert" in areas that may be outside of their expertise. For example, the seller said the roof is only 2 years old so thats what is recorded on the listing sheet. Is that the whole roof or just the portion that can be viewed from the ground? The professional home inspector can identify issues like this before the sale when they can still be easily resolved.
Note that I used the term "Professional" home inspector. It is important to check the credentials of the home inspector before hiring or referring him. Many states have no home inspector regulations and the ones that do have regulations are minimal and are not enforced anyway.
