Do I Really Have to Show My Costa Mesa House to Sell It?

So you've decided it's time to sell your Costa Mesa home, but you're concerned about having strangers tromping through your home at all hours of the day and night.  And, you're wondering if you really have to show it.  Does it have to be available whenever somebody calls?

The answer is yes and no.  The choices is truly yours.  If you don't Selling Costa Mesa Homeswant to show your home, you don't have to show it. But, you need to to understand that if you don't show it, it is far less likely to sell or to sell at a lower price.  Buyers want to see a home that they are considering buying. Wouldn't you want to see a home if you were planning to buy it?

One of the fastest way to get your house sold is to make it easy to see.  Allowing a potential buyer to see it with just one hour of notice during daylight hours will bring you more potential buyers, and you never know which buyer will pay the most for your house.

Can you allow showings only on Tuesdays from 10:00 to 11:00 am?  Of course you can.  It's your home! However, keep in mind that this will limit the buyers' pool for your Costa Mesa house, and may result in fewer and lower offers.

Yes, it's annoying to have to have your home clean and ready and to be inconvenienced.  However, making your home available will allow you home to sell sooner and will make the inconvenience end more quickly.

Christine, this is one of the questions the sellers ask - and I try to answer it little differently: If we stage the home beautifully and if we price it right, Mr. & Mrs. Seller, chances are, you may have to show it fewer times! What do you think we should price the home at?

I'm always amazed when I come across homes that have very restrictive shoing hours. How do they expect to get it sold if they make it virtually impossible to show?
