Do you need to sign a Buyers Agreement?

Do you really need to sign a buyers agreement (Buyers Agency)? I would say YES! At least here in the Fayetteville, NC area.

contactsLets first talk about what it is. This is a contract between you and the agent you are hiring to represent you. Once you sign the contract the agent must then work in your best interests at all times. The agent is not allowed to give any information to other agents or sellers without your permission. This is to protect you! This document also protects the agent as well. This means you will only work with this particular agent and not out “looking” with other agents. The agent is giving you their loyalty, they expect it in kind. 

What is the advantage? The advantage is now you are a client. That means I work for YOU! I will search out homes that are a match with the criteria you have given me. This means I will not waste your time showing you homes that do not match what you are looking for. I will guide you through the offer process, and then getting you to close.

The best part of a buyers agreement? Its often free to the buyer! Most times the seller has already agreed to pay the buyers commission when they put the home on the market. This means it is not a part of the negotiations when you make your offer.

Shawna, Sound advise. It makes the relationship a commitment. Often time here folks come to Disney and have a day to kill and decide they would like a tour of properties on the market. So they call up a Realtor and make up a story how they are here to buy a home. This contract usually smokes them out and you find out there motivation was just to look around on their off day with no real commitment to buy. A valuable tool.
