Your First Showings are Online- Prepare Your Home for Photos

We all see posts on "How to  Prepare your Home" or "5 Top Showing Tips".  But I wanted to take the time on how important it is to have your house ready to show when the photographs are taken of your home. Believe it or not your first showings are online.  I can tell you that buyers will look, relook and look again at a listing online before they decide to contact me.  I can actually see the number of views a client gives a property on one of my systems that delivers homes for sale to my buyers.  For most home buyers they are looking 4 or 5 times before calling me for a showing.

Below is a kitchen with an expired photo(left) and then one I took (right).   If you look at the photo on the left, you can see your eye is drawn to the clutter on the refrigerator. Unless you conciously decide to look somewher else in the photograph your eye is continually drawn to the refrigerator.

                                                       

There is nothing worse for me, then showing up to photograph a house no find it is not showing ready for the photographs even after you have had the discussion with home seller.

The take away for home sellers is two fold.  One, remeber the online presentation of your home is vitally important to secure showings.  Two, your home should be showing ready when the real estate photographer or  real estate agent shows up to photograph your home.

Why is there a distinct change in lighting?

Difference in photography.  The second photo reflects more of the true color of the kitchen.  The first photo has white balance issues, while set for daylight it is primarily lit by tungsten lighting.

The first photo was taken by another agent.
