Selling into Today’s Market, The How to Guide!

Preparing to Sell in Today’s Market

1It’s a known fact that though sometime rewarding, selling your home can often be a stressful process to the Untrained Professional.  However once you have the Correct Direction and Support it can be quick and easy like learning to ride a bike.  One of the Keys to home selling is the little things count a lot more than you think they would. You have to put yourself in the buyer’s position and remember this is potentially a lifetime investment therefore everything is on display.  If you are thinking of selling your home below are a few quick tips on how to get the process started and running as smoothly as possible.

 1How Much Is Your Home Worth:

It is all too easy to assume that the first thing you would do is look for a Real Estate Agent. However it is very important to do your own home work first. Ask A selection of Realtors to value your property also look in the local paper for similar homes in the area and how much they are being sold for to give yourself an idea of the price range you will want to ask for. Just remember the asking price does not always match the selling price.

 Realtor or No Realtor:

1Weather you use a realtor or not is a personal choice.  Selling your home on your own has its Pros and its Cons.  Not having to pay a Commission is usually the first thing that comes to mind. 

However selling a home is very time consuming. The hassle it will take to find a Buyer and not just any Buyer.  Finding a Buyer that is Willing, Able and Fully Mortgage Approved and can actually close is Huge!  Handling Inspections, Appraisals, Title Work the list goes on and on all while maintaining a full time job. 

1Many Sellers will agree that the Commission paid is well earned by the Realtor they hire.   When choosing a realtor don’t just jump for the Realtor who values your home the highest or simply agrees with the Price you want.   

1Sellers should a Realtor based on his or her Credentials and Marketing Plan they use.  Value of the property is a separate issue!  You will want to hire Realtor that you have a rapport with and who you feel will go the extra mile to represent you and your Home.

 

Prepare  Prepare  Prepare!

1Now that your home is on the market, make every effort to keep it in “Showing Condition”  until sold. Huge renovations are not required however small things like blinds, fixtures, dishes and dust are things that do not go unnoticed. The kitchen is the focal point of the house and usually a deciding factor therefor it is always a must to highlight this area.  

Light and space are also primary factors so keep those windows clean and storage spaces somewhat empty so buyers can see the potential in the home. Try to depersonalize the home a little bit as it allows potential buyers to picture themselves in their new home rather than admiring your décor. Let them paint their picture while you curb the appeal.

 

Wait on and accept offers:

1Your home is on the market and ready.  Now the waiting game comes in to play.  From now until the sale, visitors will be in and out of your home sizing it up like fresh meat. Generally a home will sell itself but a well-informed agent comes in handy to point out all the price points as well as up sale the property.  

1Your Realtor should be able to advise you on any good offers that are being made but the over-all decision is up to you, the Seller. Once an acceptable offer has been made contracts will be drawn up and if you choose to now is the time to appoint a lawyer.

 

Inspections:

 A few days after an offer has been finalized, expect a visit from the Buyer’s Inspection Company.   If the inspector reports back that there is a lot of work to be done the buyer may want to renegotiate the price. If you know work needs to be done, it is best to disclose and price the home accordingly.  Although you are able to pull out of the sale be aware that you could be potentially losing money by beginning all over again.

 1Closing:

Today is the day you have been waiting for.  Both parties meet to go through the final steps of the sale.  The Seller is paid and the Buyer receives the keys!
