Tips For Selling Your Home in Fayetteville, NC.

During these tough times, selling your home can be harder than ever. In Fayetteville and surrounding communities there are 3242 residential resale homes on the market with an average of 141 days on the market! (This does not include the new construction homes on the market). I have seen homes on the market for over two years and homes that have sold within a few days! Why do you think this is? Of course location has a lot to do with it, but so does the price and condition of the home!

Here are a few tips to help sell your home faster....

Price it right ~ If you must sell your home in a down market, you will have to price the home to sell! In many areas foreclosures have brought down the home prices quite a bit. While you may not be able to lower your asking price as low as bank owned homes, your agent can show you what comparable homes are selling for, and undercut their prices.

Hire a good agent to help sell your home ~ Your house is one of your largest assets, Interview a few agents and ask them to tell you what their marketing plan is for your home. Hire a Real Estate Agent who will do more than just put up their sign and wait.

Curb appeal: Get your home pressure washed, paint the trim and the doors, put up new exterior lights, and give your landscaping some color. You may not be able to compete on price with foreclosures, although you can do your best to make sure that your home is in better condition and more inviting than the foreclosure in your area.

Declutter your home ~ When you’re selling your home you want the potential buyers to picture themselves living in the home. Remove personal photos from the walls, remove not needed furniture from the home, remove clothing from the closets and take everything off the countertops in the kitchen to make it seem like there is more counter space. Reduce all the extra clutter throughout the house to make it feel bigger and more spacious! It may be a good idea to rent a storage room to put these extra things in until your home sells.

Make all needed repairs ~ You want your home to be objection free! Consider changing old worn carpet or peeling linoleum. Repair any holes in the walls. Paint the home a neutral color. Go throughout the house and take notes of all the things that need to be repaired. Try to look at it in a buyers eyes. If you see it, a buyer will see it!

Stage your home ~ Your agent will talk to you about staging your home to make the rooms feel more spacious and give it a less cluttered look. He or she may even hire a professional stager to come in and stage to home.

Offer bonuses to agents or buyers ~ In our market today, it is common to see the seller offering to pay closing costs for a buyer as well as offer a home warranty with the home. Consider offering a bonus to the first agent to bring in a full price offer. I’ve even heard of buyers offering to pay the first years homeowner’s association fees.

When the house is showing, keep it clean and don’t be there! ~ When you are having an open house, or the house is having a showing, make sure that you aren’t home. Buyers won’t feel comfortable looking through your home if you are standing over them. Make sure to keep the house spic and span and smells great to make sure that it shows well.

Selling your home in a down market isn’t easy, although a little hard work can increase your chances of a quick sale at the best price possible.
