Things to Watch Out for in an All-Cash Offer from Sacramento Investors

cash investors in sacramentoBefore you say to yourself, oh, there she goes again, picking on investors while she's sticking up for homeowners in Sacramento, let me preface this by saying it's not true. I do not pick on investors. While it is true that I support home ownership in Sacramento, and I prefer to see neighborhoods filled with neighbors who own their own homes over neighborhoods that were once owner-occupied turned into rentals, I do work with investors in Sacramento. I've helped many an investor buy a great investment.

Unfortunately, there are investors who don't always play by the rules, and those are the ones I want to talk about today. These types of investors are not the investors I represent, but other agents do. So if you receive an all-cash offer from an investor, you might want to exercise a little caution, that's all I am saying.

The ones that get me are the cash offers that show proof of funds as a home equity line of credit.  If it's not cash in the bank, it's not cash.

Hi Bill: We seem to have a disappropriate large number in Sacramento, though.

Hi Chris Ann: At least with a HELOC, it's been approved and they just have to tap it, so that's not so bad. If we're talking about the same kind of HELOC. I have one on my home, anytime I want to write a check for, say, $100K, I could do so.

With the number of "For Rent" signs on lawns of Greater Sacramento homes, I'm beginning to wonder if we are going to become a country of Land Barons rather than Homeowners?  Some of those For Rent signs are lingering on those lawns too.  So, we may be arriving at a saturation point for rental properties.  I'd love to see some stats on that.

Hi Elizabeth - not all investors are created in the same way -- knowing how to vett offers is important tool for listing agents to properly represent their sellers.
