HOME STAGING. REDESIGN. RENOVATION
I don’t know about you but I always have my car fully detailed before I trade it in. I’m getting ready to market my vehicle so that it receives top dollar. If you’re going to purchase a used vehicle, do you want to look at the one that is dull and dusty, has food rubbish on the floor boards, the paint bubbles plus it has a quarter panel rear ouchy, a headlight that doesn’t work, curled up floor carpets if any at all, and maybe just maybe lots of ferns and ivy growing? Or would you choose the one that blinds you because it gleams in the sun from being waxed, has new tires, not a ding in it, and the motor purrs like a kitten, the A/C freezes you out, it has enough room for Aunt Matilda and Uncle Charlie, plus gets really great gas mileage (well, ok not in the example below...but it's nice to dream right?)
I use this analogy of the car and the house because it’s one to which we can all relate. Prepping your house properly for sale is done using home staging as the marketing tool for your dwelling. It is a way to showcase and present your most expensive asset. A professional home stager has been trained in creating furniture plans, creating focal points, methods to determine who the buyers are in your market, as well as preparing and showcasing your home’s architectural elements. A well thought-out plan is developed by a professional home stager (that's me): a plan that is unique to your home and your location.
A defined purpose is established for every room in your dwelling so that a buyer can make an emotional connection visualizing your home as their own. Did you know that 90% of home buyers begin their search on the internet? They are scrutinizing your photos so they can view themselves living in this space. Your photographs will either hold them or lose them.
Did you know the longer your home is on the market that you’re continuing to carry month-to-month costs? This includes your mortgage, your utilities, your taxes and insurance. Everything about the home’s expenses is continuing when you’re trying to get it sold. And did I mention the price drops you’re suffering? This money could have been well spent in a home staging consultation, which costs way less than the thousands you’re losing by those price reductions.
Personally, I think the house on the left may have suffered hurricane damage and has been on the market way past its time. Again, it's to demonstrate the point. Which car and which house are you drawn to?
A professional home stager provides a neutral 3rd party opinion, a fresh set of eyes to view your home as a potential buyer. Contact us so we can turn your “clunker” into a “regal automobile” and capture the attention of your future home buyer.
