Average Weeks Buyers Take to Consider a Home Purchase

WhenDoesTheHomeBuyingProcessBeginAs you can likely imagine, the home buying process often begins long before a real estate agent like myself gets involved. It is estimated that on average, potential buyers start considering a home purchase more than three months before contacting an agent.

This is according to the California Association of Realtor’s 2012 Home Buyer Survey, and is actually down from a previous survey. For those of us with lots of experience in the real estate industry, this is an indication that today's buyers are quick to take advantage of current home prices and low interest rates.

Buyers have also grown increasingly more thoughtful about their home purchase. While the "buying consideration period" has more than tripled since its lowest point of 3.8 weeks in 2006, buyers are also aware that it is a seller's market and if they wait too long, they may lose the chance of buying their dream home. As one of North San Diego County's top listing agents, I have seen homes flying off the market in just a few days as home buyers make offers in less time.

As a potential home buyer, regardless of what stage you are in, it doesn't hurt to actively search homes for sale. You might be a serious buyer ready to make things happen, or perhaps you are in the beginning phase of determining if buying a home is right for your family. I can be of great assistance no matter where you are in the home buying process.

If you are possibly considering to sell your home sometime this year, there is no time like the present to at least determine the value of your home and see how much you might be able to make from the sale. I offer a FREE, no obligation home valuation and can give you an accurate indication of where you should price your home.

Hey Casey,

Very interesting numbers.  I suspect that 2013 will show another decrease in the average weeks.  Buyers coming to the market today have to be prepared for the multiple offers and other changes that place a higher demand for being ready.  As I tell my buyer clients, please be prepared before entering the market to purchase a home.  Best of GREAT success to you this year!
