Is it OK Mr and Mrs Seller if I sell your home Quickly???

This seems like such a silly question doesn't it?  

However in the Nampa Idaho area we are experiencing  a huge shortage
of homes for sale. http://www.bzybee.com/i/Boise_Homes

Many buyers are anxiously looking to find a home quickly.  

They may be set up on a program that allows them to search for homes on their own...

Or their agent may have set up automatic emails for them on homes that meet their criteria.  

What ever the reason....

Buyers are more aware of homes coming onto the market than at any other time. 

We may very well receive an offer with in a couple of days of the home going on the market....

or as Belinda in Colorado says....your home may be a Flash Sale. 

Flash Sale refers to homes that get offers very quickly....
in many cases the first day it is on the market.  

I ask is it OK if I sell your home quickly Mr and Mrs Buyer because I
don't want you to be upset if we get an offer quickly.  

If we have the home priced correctly will get an offer quickly. 

It isn't because we priced the home to low...it is because we priced the home correctly.   

If priced correctly, Buyers will understand that they don't have the luxury of thinking on whether or not they want this home.  

Investors may even make an offer on your home sight unseen.  

So again I ask you Mr and Mrs Seller.....

Is it ok if I sell your home quickly??

Deborah, Ours is a similar market.  As long as it is priced in the market range, they are selling very quickly!

Hi Deborah, definitely same in the socal market. Inventories are so low that multiple offers will bring max price within  a few days. Regards Dave

If this is the type of market that you have, it would definitely been in your best interests to discuss this possiblilty with your sellers.  You are right, if it sells quickly, it does NOT mean you priced it too low.  It does mean that when you are priced correctly and your condition is sparkling, buyers will see the value and move quickly.  Great post.

Deborah, Everyone always has to second guess.  I have offer #3 on a property, the offers are low compared to the list price, I told them if it happens three times, that is what is what the home is worth...we will see!

Dave....it certainly tells us if we have the home priced correctly....no offers?   means wrong price!

Karen...better to have the talk up front than to have folks worried they sold too low later!  

Christine...the market tells us the right price always....and 3 low offers is your answer....home needs a price adjustment!

This is very good information for home sellers.  Some may think their price was too low when they receive an immediate contract.
