This may even be an understatement as current buyer demand is so high that close to half of all current sales received multiple offers. If you are a seller this is great news. Reason #1 – The “Interest Rate Bubble” Has Created a Window of Opportunity for Sellers
Buyer demand for Orange County homes is currently extremely high. Record low interest rates have played a significant role in making homes more affordable and in turn bringing many new buyers to the market. Additionally, the same forces are a positive influence in motivating current homeowner to move up to larger homes and/or better neighborhoods. There is a definite window of opportunity for sellers as rates should remain favorable for the near future but their is certainly a common belief that rates will rise. When rates do rise you may have wished you sold when you had the opportunity.

Reason #2 – Anemic Inventory of Homes for Sale Equals Maximum Price for Your Home
The inventory of Orange County homes for sale is down dramatically. To put this into perspective, we started the year with 3161 homes for sale – down 72% over the past 19 months. This is great news for sellers and is one of the main reasons that home prices have shot up by close to 30% over the same period. In most South Orange County communities where I do business there is simply not enough inventory to satisfy demand. Sellers once again have a window of opportunity to sell for maximum price while they have little competition. If inventory rises over the summer selling season you may have lost an opportunity to get the most for your home. While it’s not guaranteed, there is a very good chance that you could receive multiple offers on your home right now – buyers competing to buy your home is an ideal selling situation.

Reason #3 – Freedom to Move
This one is probably a distant 3rd to the reasons noted above but it is still worthy of the making the list. In short, many homeowners have been somewhat trapped in their homes since 2007-2008. The collapse of the Orange County housing market sent prices so low that many sellers did not have the equity to sell or chose not to sell waiting for prices to recover. The good news is that prices have largely recovered and at certain tiers of the market are not far off peak prices – 15-20% below peak. With low interest rates, low inventory of homes for sale, and high buyer demand, many sellers are able to get very strong prices for their homes and have the FREEDOM to move.
