Access is over the paved roads in Shenandoah Estates so you do have some road fees to pay, but you are not a part of the Shenandoah or Shenandoah Estates Homeowners Association.  The only fees that would be due are any special assessments for road repairs and excessive snow removal in Shenandoah Estates.(Seller currently pays $500 per year for road maintenance.) Seller will split with the buyer on a 50/50 basis the $12,000 in road assessments due at closing.  You are committed to abide by the Shenandoah Estates  architectural guidelines.  This offering is being made with all 3 lots included.  If you don’t need all 3 lots, you may want to consider having your IRA buying one or both of the smaller lots and holding them as investments.  I would be happy to discuss those procedures with you.  Many people are not aware that an IRA or 401(k) etc. can hold real estate in their portfolio.
