I understand that buying a home is most likely going to be the biggest investment of your life. This should be an exciting time for you, and you should have fun looking at houses. The best thing to do is to have a professional Realtor with you every step of the way to help guide you and advise you.
A large misconception that people have when choosing whether or not to use a Realtor, is that they will charge you an enormous fortune on top of the purchase price that you are already going to pay for your home. The commission on the sale of the property is paid by the seller and usually split between the listing agent and the buyers agent in the transaction. In reality using a Realtor to help aid you in purchasing your home does not cost you, as the buyers, anything.
As your Realtor, I will play a big role in the buying process. At our first meeting, the first thing we will do is go over what your wants are and what your needs are so that I can better understand what you will be looking for in your new home. We will go over specific things such as how many bedrooms you want, how many bathrooms you want, what would be an ideal square footage, and any extras that are important to you and your family such as a big backyard or bigger kitchen. As we go look at properties I also like to talk to you about the features of each home, what you like and what you don't like to also help me get a better feel for what your looking for.
As your Realtor, I will also talk about getting pre-approved for a home loan and what that means for you. It is always best to get pre-approved for a home loan prior to going to look at houses so that we know what we are looking for. We will know what your ideal price point is and look at homes according to what is going to be within your means. The last thing I would want to do is get you excited about a house that we can not write an offer on. In this aggressive market, with properties receiving multiple offers, when writing an offer we will be more successful if your pre-qualification letter is included. The seller will like to see that you are able to buy their house if they choose your offer.-
Once all of the above has been established, I will set out to find homes for you that meet your criteria. If these homes spark your interest we will then arrange a time to go look at the properties and see if one of them happens to be your new home! New listings become available to Realtors before becoming available to the public, so if there is something specific you are looking for it is my job to stay on top of the listings. I will share them with you as soon as they hit the market by setting you up with an auto email so you will see what is available as soon as I do. This way we both see what is available and you have less of a chance to miss out on your dream home.
When you have found a home that you want to purchase, I will provide you with all of the paperwork needed and help you through the process of completing the forms. I will act in your best interest throughout the entire transaction, from start to finish so that this can be as stress free as smooth for you as possible. I will do a comparative analysis of similar homes in the area that have recently sold to help determine if the listing price of the home you want to purchase is true to market value or if it is overpriced. This will help ensure that you make an educated choice when deciding what you want to pay for the house and help make sure that you do not make an offer on a home that you will later regret.
